Taking a Temperature of Today's Real Estate Market

What I’m noticing is that the best homes are still getting attention, especially if they are updated, well-located, and priced correctly. But buyers are being much pickier. They are comparing homes more carefully, watching interest rates, and pushing back on price when a home needs updates or feels overpriced.


For sellers, I think the biggest mistake right now is pricing based on what a neighbor got in 2021 or 2022. That market is gone. Today’s buyers are looking at value, condition, layout, schools, commute, and monthly payment all at once.


For buyers, this may actually be a better market than people realize. There is more inventory, less panic, and more room to negotiate on some homes. But the good ones still move, so waiting too long on the right property can still cost you.


My take: Many areas have a strong market, but it is no longer a market where every listing sells instantly just because where it is located. Strategy matters again.
